I will help identify defects and advise of repairs ahead of time. By identifying possible defects early on, the seller is in a position to handle repairs prior to listing, making the listing more attractive. Making repairs ahead of time will limit objections over defects during the negotiations. If the seller elects not to repair certain defects that turn up in the pre-inspection, they can disclose the defects to potential buyers in the disclosure documents.

A home inspection can be used as a tool to assist in creating confidence in your client. By referring highly qualified professionals you increase your credibility and reputation by showing the home buyer that you understand the importance of this major investment. Real Estate listing agents also benefit in many ways when they get a home pre-inspected, selling the house faster and moving on to the next deal.
